There’s no question that newsletters are the key to retaining lifetime clients and generating increasing numbers of referrals.

Suppose a Top Producer were to call you today and say she is retiring after twenty years in the business. She offers to sell you her list of past clients and referral sources. Her list consistently generates 40 transactions per year without even trying. All you would need to do is keep following her newsletter system and pay her a 30% referral fee per transaction. Would you “buy” her list? After counting on your fingers and toes all the commission you were going to make, you bet you would!

But that’s not likely to happen. So you must do the next best thing…you must start building your own list, so that you can create your own steadily increasing flow of listings and qualified buyers, so that year after year, you’re reaping the benefits of your past efforts.

Just think back to all the past clients and centers of influence you’ve met…and lost touch with. What if you had maintained — AND GROWN — your relationship with each of them over the months and years since?

How many referrals could you have generated? How many of them moved and you didn’t know about it until afterwards? How often have you wished you had stayed in touch? It’s never too late to start!

If you’re a new agent, even ONE person getting your newsletter is perfect, because that one person will be worth two to ten additional transactions over the next five years.

A good newsletter will build relationships…but only if they open and read it!

It’s not difficult to maintain and grow large numbers of relationships with the right newsletter. What’s the right newsletter? When it’s right, they open it year after year. It creates interaction and dialog. They feel like they know you. It becomes a tool for developing referrals. When it’s right, you simply need to put it in the mail and let it work for you.

When it’s wrong, it’s boring, irrelevant, and corporate-looking. They stop opening it. It becomes just another piece of junk mail. It’s a waste of money.

If you’re going to spend money on a pre-written newsletter, then make sure it’s something you would personally enjoy reading month after month. Make sure the content is brief, interesting, and interactive.
